Answers to your frequently asked questions

  • Am I required to make my property available to Section 8?

    Yes, in the State of Oregon you must allow anyone on Section 8 to apply. They still have to pass all other screening criteria as well as have favorable rental references.
  • Are you licensed?

    Yes, we have two licensed Property Managers
  • Can I reach you after hours?

    Yes, calls made to the office after hours will have the option of reaching us for emergencies.
  • Can you put the money directly into my account?

    Yes, if you have a bank account with a local branch here in Medford. We personally deposit your monies.
  • Do I get to see the lease or sign it?

    You are entitled to a copy of the tenants rental agreement or lease that is signed by us as Agent for Owner.
  • Do you sell real estate too?

    No, we focus on what we do best and that’s managing your property.
  • How and when do I get my checks?

    Owner funds and statements are sent out on or before the 18th of each month. We can deposit your funds directly into your account or mail them along with your monthly statement. We can also email your statements or publish them directly for you to log on to your account.
  • How is rent collection handled?

    Rents are due on the first and delinquent after the 6th. We send out notices on the 7th and follow up with those until rent is received.
  • How long of a lease do you sign?

    You can make the choice of month to month, 12 month or anything in between. We typically try to stagger lease expirations so the rental doesn’t come available in the slower times of the year.
  • How much security deposit do you charge the tenant?

    We typically charge a deposit equal to the rent plus $300.00. We will sometimes increase the security deposit for someone who has great reputable rental references but not great credit.
  • How soon can you start managing my property?

    As soon as we receive the signed management agreement.
  • What type of properties do you manage?

    We primarily manage residential properties; single family homes, apartments, condos, townhomes or multi-plexes.
  • What type of reports do I get and how often?

    We provide monthly owner statements (showing income and expenses for the month). In February of the following year, we send out year end reports along with 1099 misc for rental income.
  • Who holds the tenant security deposit?

    Choice One Property Management holds security deposits in a separate Clients’ Trust Account as required by law.
